Construction dust is cleaned in stages

Plaster dust is far finer than household dust and stays airborne for days. An ordinary vacuum sends it straight back into the room through its exhaust rather than holding it. So we work with HEPA-filtered machines, in stages, with waiting time between them.

The first stage collects the coarse material and takes down the bulk of the dust. After it, what remains in the air settles over several hours. The second stage removes exactly that layer. Without it, a property "cleaned" once is grey again the next morning.

We work after a single-room renovation, after a full refurbishment, and on new builds before handover to the owner.

Guide price by scale of work

The price depends more on the type of renovation than on floor area. A repaint and a full refurbishment are two different jobs.

What the cleaning covers

Post-renovation cleaning is made up of several different jobs, one after another. All of them are included in the price.

What we take on, and what we don't

Some of the work after a renovation is for a cleaning company, and some of it is for the builder.

For more waste than that we can bring in a skip for an additional charge. We agree it at the inspection.

Why we work in stages

Inspection and material check

We ask what the flooring is, what paint was used, whether there is natural stone or matt surfaces. The wrong product on fresh matt paint leaves a mark that never comes off.

The coarse stuff first

Debris out, protective film off, dust taken down from the top and a first vacuum pass. After this the place looks clean, and the work is only starting.

Waiting and settling

The fine dust lifted during the first stage needs time to fall. On a large site that interval can mean coming back the following day.

Fine marks and second dust pass

Spot work on paint, silicone and adhesive, then a second vacuum pass over everything to collect the dust that has settled in the meantime.

Wet cleaning and handover

Wet cleaning appropriate to the floor, sanitaryware polished, and a walk round the place with you. If needed, a third stage follows the next day.

How we work and what we work with

HEPA filtration

A domestic vacuum returns the fine particles to the room. Our machines hold them, and the dust does not reappear the next day.

Stages, not one pass

The wait between stages is part of the job. A property cleaned in one go turns grey within 24 hours.

Matched to the new materials

Fresh matt paint, natural stone, lacquered parquet and brass each want different products. We ask in advance, at the inspection.

Spot work on marks

Paint, silicone and adhesive are lifted mechanically and with a solvent chosen for the material, never scrubbed with an abrasive.

Handover with a walkthrough

We go round the property with you or your builder. Anything we missed, we put right on the spot.

No aggressive fumes

Even where a solvent is needed, we pick one that lets you back into the property soon after we finish.

Book the clean last

The most common mistake is cleaning before the finishing work is done. If a tradesman comes after us to fit trim, fill a joint or touch up a corner, the dust comes back and you pay for the clean twice.

Be the last item in the schedule, after the electrician, after the plumber, after the furniture is installed. Even if that means waiting two more days.

Worth knowing

Why construction dust is different

Plaster and cement dust have particles many times finer than household dust. They hang in the air for hours and get everywhere, into window runners, behind radiators and inside sockets. That is why one pass is almost never enough after substantial work.

That same fineness is why an ordinary vacuum makes things worse: it draws the dust in and sends it back into the room through the exhaust, spread more evenly than before.

When to clean a new build

When you take handover from a developer, the clean does another job as well: the defects show up once the dust is off. Scratches on frames, marks in grout, uneven walls. So we suggest cleaning before you sign the handover protocol, not after.

Frequently asked questions

Can you come before the renovation is finished?

We do not recommend it. If work continues after us, the dust comes back and you pay for the clean twice. Be the last item in the schedule.

Do you remove construction waste?

Small amounts, yes, up to a few bags. For more than that we can bring in a skip for an additional charge.

Will the new surfaces be damaged?

No. We ask what the surfaces are first and choose the products to suit. If we are unsure, we test somewhere hidden before touching anything visible.

How many times does it need cleaning?

For a single repainted room, one stage is usually enough. For a full refurbishment, almost always two, and for sites with a lot of plasterboard, three.

Do you remove the protective film from window frames?

Yes, it is included. If the film has stood in sunlight for over a year the adhesive fixes and it takes longer to get off. We tell you that at the inspection.

Can we live in the property during the clean?

Better not. The work is noisy and raises a lot of dust. If you live there, we come on a day when you are out.

When can I move in afterwards?

Straight after handover. The products we use do not need long airing.
